多因素综合评定法


  【多因素综合评定法】一种定性分析与定量分析相结合的评价方法,是国家土地局关于《城市土地分等定级规程》所指定的工作方法。其核心思想是综合考虑经济、社会、环境等多种因素对土地质量的影响,选取影响市地质量的若干因素建立指标体系并赋予各因素相应权重,然后根据各分级因素的优劣计算或确定分值,将各因素分值相加得出各土地单元总分,最后根据单元总分划分土地等级,其计算公式为:P=客wi·伐,式中”为某块地的综合得分,砚为第i种影响因子的权重,d。为第i种影响因素的分值,n为影响因子数。多因素综合分析有一套完整的因素和权重体系,土地单元的给分与分类是按照数学公式推算的,故分级结果具有准确性;另一方面它比单纯数学分析更符合实际。因为市地质量受社会经济活动区位的强烈影响,而人的行为规范很难全部用数学公式表达出来。而多因素综合分析是建立在征询专家意见基础上的,它既有定量分析的优点,又可克服单纯数学分析的某些不足,使分级结果更接近现实,而且公式简单、操作方便。
