【抵押贷款的含义和类型] 1.抵押贷款的含义 抵押贷款是指借款人以一定的担保品作为保证抵押给银行所取得的贷款,一旦借款人不依约履行义务,银行有权处理其用作担保的抵押品。在银行业发展史上,抵押贷款是最为古老的贷款形式,早在公元前8(X)一7加年,地中海沿岸各国商人就采用船舶和货物抵押借款取得航海资金。到公元前仅刃年,巴比伦的银行家就已经广泛使用抵押放款。由于银行可以通过出售抵押财产从而全部或部分收回贷款,这就大大减少了银行的贷款风险,为债权人收回贷款提供了有效的保障。因此,抵押贷款自产生以来,一直为银行所乐于采用。当今,在西方发达国家,一半以上的短期贷款及大部分中长期贷款均采用这种方式。我国自so年代中期开始恢复抵押贷款,至今抵押贷款在国有商业银行信贷资产中已占相当大的比例。 2.抵押贷款的类型 抵押贷款除通常按期限长短分为短、中长期以外,还可根据费用定价方法、抵押物的性质等标准划分为各种不同类别。
