【经济泡沫】一系列资产(尤其是虚拟资本)价格膨胀，即在一个连续过程中大幅度上涨，使其市场价格远远超过了它实际代表的价值，形成虚假繁荣和含有过多“泡沫”的经济总量。就一国的国民总资产来说，一般可区分为有形资产(包括土地)和金融资产两个部分。在当今的资产市场上，最大量买卖的上市资产集中在股票和房地产上，因此，资产价格膨胀特别表现在股票和房地产上。产生经济泡沫的两个主要原因是:①投机成为一种潮流，在它的推动下，资产价格持续上升;②资产具有过度的、异常的评价收益。这种过高的评价收益使资产的市场价格远远脱离了它实际代表的价值即经济的真实基础。不论是就某一个具体的资产而言，还是就一国的资产总和而言，这一市场价格超过其真实经济基础的缺口部分具有魔术般的虚假性质，但终究会破裂，就是泡沫所在。1993年日本经济企划厅编制的经济白皮书中用理论价格来表示“真实经济基础”。理论价格通过“收益还原模型”计算得出，这一模型所含的变量有期待收益、利息率和风险补偿。如果资产的市场价格大幅度超出理论价格而上涨，就形成了经济泡沫。
