承租人要求出租人维修租赁物的权利：出租人应当履行租赁物的维修义务，但当事人另有约定的除外，维修是指于租赁物不符合约定的使用收益状态时，对租赁物进行维修和维护，以使承租人得以按照约定对租赁物为正常使用、收益。构成条件如下：（1）、租赁物有维修的必要；（2）、有维修的可能，所谓维修的可能是指损坏的租赁物在事实上经过维修能够恢复并达到损坏前的状态，并且在经济上是合理的。若租赁物在事实上已经不能修理好，或者虽能修理好，但花费畸高，在经济上不合算，则为无维修的可能。（3）、在租赁期间内承租人已为维修的通知。（4）、法律无另外的规定或当事人无另外的约定。
